Serviced Offices or Conventional Office Renting

Last Updated
July 20, 2010

What You Can Expect to Pay

The expense of using a serviced office will vary based on:

  • The location
  • The level and amount of services offered
  • The standard of the office

Serviced offices usually charge as follows:

  • Rental Cost* **
  • Telephone/Internet Charges (you only pay for the time – not the rental of the line) **
  • Additional service charges (pay-per-use basis)

* Office furniture, basic office equipment (filing systems, photocopiers, telephones, etc), reception services, cabling, heating, lighting and insurance are usually fully inclusive in the rental price. ** In some cases, it may prove that renting a serviced office is not much cheaper than renting a conventional office. This will depend on:

How long you intend to take stay there

Short-term leases are considered more economical

How many people you intend to have in the office

Some charges are on a ‘per-person’ basis

How much space you require

Rent is often based on the space you require (£x per square feet)

How often you intend to use the services

The more you use the services, the higher the cost It is therefore important that you query your EXACT needs to the office provider for an estimate of the total cost before making any final decisions. Depending on the availability of serviced offers in your area, you should “shop around” to find the best deal: this does not necessarily mean the cheapest. Using this figure as guidance ONLY, you can expect to pay in the region of £300 – £1500 per person per month, depending on the factors highlighted above. The prices that the office provider states are often negotiable, but you may have to have a strong cause to receive any discounts.
Wherever you go, it is likely that you will have to pay a deposit that usually forms 1-2 months of the office monthly rental cost. The deposit does not reflect the size and type of business: the same charge will be applied to all. The rent is then paid off monthly with additional costs for services and telephone/internet charges being invoiced separately. Serviced Offices Costs is covered on the next page.

Using The Services Without Renting Office Space

Most serviced offices will offer their services to you even if you have not rented office space. Lets say you have a meeting with a funder or a highly respected customer and your existing premises will not reflect the quality of your service (for whatever reason). You hire a meeting room at a serviced office, meet them in the reception and escort them to the meeting room to do business. After, you escort take them back to the reception where they leave – impressed! Another way to take advantage is to use their service of a telephone ass istant. Customers phone the serviced office, believing that is the location of your business, and ask to speak to you. The assistant will then direct their call to your home or office where you then talk as if it had been directed to the specific department in the building.
Back to the mailing address – you can use their address and have your mail simply ‘forwarded’ to you, or picked up by yourself.
The potential is endless…
